Athens Rents 2026: What Owners, Investors, Buyers and Tenants Should Do Now
27 October 2026

Athens is not short of homes. In 2021, 24.3% of Attica's dwellings were recorded as vacant; in the Municipality of Athens, 26.8%. Yet asking rents in central Athens rose 19.1% in the year to Q3 2026, while Greece as a whole stood still. The shortage is of homes that can be rented, lived in and paid for: family flats under €600 in the centre have fallen from 20% of supply in 2022 to 1.2% today, and every such listing draws 21 enquiries.

The full analysis is in the Delfi Analytics report Athens Is Not Short of Homes. Here is what it means in practice, and what we would do about it.

If you own a vacant flat

You are holding the scarcest product in Athens, and the rules are now in your favour. The three-year income-tax exemption for vacant homes brought back to long-term letting runs to the end of 2027, and the "Home Renovation" scheme subsidises up to €36,000 per home. Only around 15% of the 94,000 eligibility certificates so far concern vacant homes, so the funds are not exhausted.

Steps: apply for the eligibility certificate before the scheme's budget is committed; commission a structural check and an energy certificate first, since both are what tenants and banks now ask for; and if you do not want to manage engineers, contractors and tenants yourself, hand the renovation and the letting to a professional manager under a long-term contract. The fear of unpaid rent and slow procedures keeps most vacant homes closed. Rent guarantee insurance and a properly vetted tenant remove most of that risk.

If you are letting short-term

The freeze on new short-term registrations in the three central districts has been extended into 2027, platforms now verify registration numbers, and 2026 tourism was weaker. Owners switching to long-term letting qualify for the same three-year tax exemption. Steps: compare your net short-term income after vacancy, cleaning, management and platform fees with a long-term rent at €9.8 per sq m, the current average in the Municipality of Athens; short-term letting only pays if it clears long-term by 25–30% net. For city flats, the long-term tenant usually wins.

If you are an investor

The demand is at the affordable end: 80% of searchers want €501–800 a month, 53% of leases are for homes up to 75 sq m, and 92% of tenants ask for a renovated flat while 90% of what was let is over 20 years old. The gap between what tenants want and what exists is the opportunity. Steps: target older 50–75 sq m flats in areas with rising agreed rents such as Petralona (+15.6%) and Kypseli (+14.3%), renovate to a lettable standard and let long-term; model the deal on net yield after costs, not on gross rent; and watch the Build-to-Rent terms expected in 2027, since a rent linked to local market levels would make the scheme investable at scale. Treat the 15% transfer tax for non-EU/EEA buyers from July 2027 as a date, not a rumour.

If you are buying a home

The "My Home III" scheme starts in January 2027 and could move tenants into ownership. Steps: if you are renting and your lease ends in the next twelve months, run the numbers on buying now rather than renewing, because the rent you would pay is rising faster than mortgage rates; favour renovated stock, which holds its value, or budget realistically for an older flat and use the renovation subsidy; and ask for the structural report before the viewing, not after.

If you are a tenant

Half of all searchers in Attica are looking because their lease has ended. Steps: start the search at least three months before expiry; have your documents ready, since the listing you want will have twenty other enquiries; and consider the areas where supply still exists, such as the western suburbs and the rest of Attica, where affordable family flats are 3–7% of supply against 1.2% in the centre.

Our view

The problem is availability, not buildings. Every vacant flat that returns to the market, renovated and let long-term, is one fewer family competing for the 1.2%. Delfi Properties manages that process end to end for owners who would rather not, and finds the right flat for tenants, buyers and investors who are tired of competing for it.

If you own a closed flat in Athens or are looking for one to rent or buy, our Athens team is a message away.
